The Dholera jantri rate per square foot, yard and acre
The government rate book prints land rates per square metre and per acre. Nobody selling you a plot talks that way. You will be quoted a price per square foot, or per square yard, and then have no idea whether it sits above or below the official figure. This page converts every Dholera village rate into all four units so you can compare like with like.

Across the 19 Dholera villages the rate book prices, the middle rate is INR 113 per square metre for farm land, which is INR 10.5 per square foot, INR 94.5 per square yard, or INR 457,295 per acre. Individual villages run well above and below that, and a single plot can sit far outside its own village range.
Every rate here comes from one rate book, headed ASR - 2011 Final, which has been in force since 18 April 2011. These are 2011 figures. A revision was proposed later and then held back after objections, and we hold no government document for it, so we print no figure for it. Check the rate in force today with the Gujarat Revenue Department before you sign anything, and never read a 2011 figure as a 2026 market price.
The conversions, so you can check them
Three exact definitions and one unit we will not guess at.
These are fixed definitions, not estimates, so the arithmetic is the same everywhere in the world. One square foot is exactly 0.09290304 square metres. One square yard is exactly 0.83612736 square metres, which is nine square feet. One acre is exactly 4,046.8564224 square metres, which is 43,560 square feet.
So to go from the book's figure to a price per square foot, multiply by 0.09290304. To go the other way, divide. A rate of INR 100 per square metre is INR 9.29 per square foot, INR 83.61 per square yard and INR 404,686 per acre.
One unit deliberately missing here is the vigha. It is the unit most often used in conversation in Gujarat, and its size differs from district to district. No document in the sources behind this site defines a vigha for this area, so this register does not print a vigha conversion rather than pick a figure and hope.

- The square metre figure is the book's. The other three are † ours, converted at the exact legal definitions: one square foot is 0.09290304 square metres, one square yard is 0.83612736 square metres, and one acre is 4,046.8564224 square metres. Nothing is rounded before the conversion.
- The middle rate is the median of the lines printed for that village, so half sit above it and half below. Use it to compare villages, never to price a plot: for that you need the line covering your survey number.
- This is the minimum value stamp duty is charged on. It is a tax floor set by the state, not the price a plot changes hands at, and not a valuation of anybody's land.
