The official land rates for Dholera, printed in full and dated
The legal floor price for land in the 22 notified Dholera SIR villages is the Gujarat Annual Statement of Rates, edition ASR - 2011 Final, in force from 18 April 2011. Agricultural rates across those villages run from INR 26 to INR 338 per square metre over 853 rows. That is a stamp duty floor set in 2011. It is not today's market price.
Every rate on this site comes from a rate book headed ASR - 2011 Final, in force from 18 April 2011. It is the legal stamp duty floor of 2011. A revision has since been proposed and then deferred after objections, and this register holds no document for it, so it prints no figure for it. Confirm the rate in force today with the Gujarat Revenue Department before you transact. Never read a 2011 figure as a 2026 market price.
The correction that changes every Dholera rate you have been quoted
The most valuable single fact on this site, and the one most often got wrong elsewhere.
This rate book contains no taluka called Dholera. It lists ten Ahmedabad talukas, Barwala, Bavla, Daskroi, Detroj-Rampura, Dhandhuka, Dholka, Mandal, Ranpur, Sanand and Viramgam, and Dholera taluka was constituted only after the book was issued. Dholera appears inside Dhandhuka as a village, on agricultural pages 494 to 497 and on non-agricultural page 247.
So a taluka level Dholera jantri for 2011 does not exist. Any page quoting one is quoting a different document or inventing the figure. The village level rates that do exist are printed here in full: 72 agricultural rows for Dholera village, from INR 129 to INR 186 per square metre. Read the correction in full, with the page range of all ten talukas and the three later government documents that do use the name.

- The rate book has no taluka called Dholera. Dholera taluka was constituted after this edition was issued, so every row here is printed under taluka DHANDHUKA and is reproduced that way. We do not relabel it.
- Ranked on the rate per square metre as printed. Where two rows carry the same rate the order is the order of the rate book.
- A jantri rate is the minimum value on which stamp duty is charged. It is a legal floor, not a market price and not a valuation.

The schedule column sums to 879.3379 square kilometres against a printed total of 879.3377. That difference of 0.0002 square kilometres is in the printed gazette itself. We reproduce both figures and reconcile neither. The survey number column, by contrast, sums exactly to the printed 14,574.
Three price ladders, and only one of them has a document
The gap between the legal floor and the asking price is the single most misreported thing about Dholera land.
Dholera land is quoted on three different ladders and they are routinely mixed up. The first is the official jantri, the legal floor for stamp duty, which is what this register reproduces in full. The second is the government allotment rate at which the development authority prices its own plots. The third is the private asking price you see on seller websites, which for the Activation Area has been published at figures a multiple apart within weeks, carrying no method and no date.
This register holds a government document for the first ladder and no document at all for the other two, so it prints figures for the first and prints the gap for the other two. That is the whole editorial position. See the three ladders set out side by side.
