The blanks, and what each one means

Why some Dholera villages have no printed rate at all

Not every village in the Dholera region has a rate in the government book. Three of the twenty two are missing something, and a further fifteen have farm land rates but no non-farm rate. If yours is one of them, that is a fact about the document rather than a fact about your land, and this page explains which is which.

Three villages are short of something. Sodhi has no page anywhere in either rate book. Hebatpur and Sangasar sit under Barwala taluka rather than Dhandhuka, so this register holds their non-farm pages but no farm land lines for them. Separately, fifteen villages carry a farm land rate and a village core rate but no converted non-farm rate, because the book prints that table blank for them.

Before you use any figure here

Every rate here comes from one rate book, headed ASR - 2011 Final, which has been in force since 18 April 2011. These are 2011 figures. A revision was proposed later and then held back after objections, and we hold no government document for it, so we print no figure for it. Check the rate in force today with the Gujarat Revenue Department before you sign anything, and never read a 2011 figure as a 2026 market price.

The three villages with something missing

Two are filed under a different taluka. One is not in the book at all.

Nineteen of the 22 villages carry both a farm land rate and a non-farm rate. These three do not, and each has a different reason. We print the reason rather than the gap alone, because a blank with no explanation looks like sloppiness when it is usually the document's own silence.

  • Nothing is substituted for a missing village. We do not carry a neighbour's rate across, and we do not average the ones on either side.
  • Sodhi is one of the 22 villages named in the 2009 notification, so it is a real village inside the region with a real area of 40.4975 square kilometres. The rate book simply has no page for it.
  • The rate book has no taluka called Dholera. A taluka is the subdivision of a district that sits above the village. Dholera taluka was created after this book was printed, so every line here appears under taluka DHANDHUKA, and we leave it that way rather than relabel a government document.

Fifteen villages with a blank non-farm table

A blank table in a rate book is a statement about the revenue record, not about the land.

Across the pages we read, 43 of 81 print a non-farm rate table that is entirely empty apart from the village core figures. Inside the Dholera region that affects these villages: Bhadiyad, Bhangadh, Bhimtalav, Cher, Gogla, Gorasu, Kadipur, Khun, Mahadevpura, Mingalpur, Mundi, Otariya, Panchi, Rahtalav, Zankhi.

What that means in practice is narrow. In 2011 those villages had no land recorded as converted out of farming, so the book had nothing to price. They still carry a farm land rate and a village core rate, both of which are printed on their own pages. If a plot in one of them is being sold to you as residential or industrial land, the conversion either happened after 2011 or has not happened at all, and either way the 2011 book carries no figure for it.

Every blank on this site is the document's blank. Where a source says nothing, this register says nothing, and prints the fact that it says nothing. The method page lists every gap in full.
