What a jantri is and how to read one
A jantri, or Annual Statement of Rates, is the minimum land value on which the Gujarat government charges stamp duty. It is a legal floor for tax, not a market price. The edition reproduced on this site is headed ASR - 2011 Final and has been in force since 18 April 2011. It applies to the survey numbers printed on each line and to no others.
Every rate on this site comes from a rate book headed ASR - 2011 Final, in force from 18 April 2011. It is the legal stamp duty floor of 2011. A revision has since been proposed and then deferred after objections, and this register holds no document for it, so it prints no figure for it. Confirm the rate in force today with the Gujarat Revenue Department before you transact. Never read a 2011 figure as a 2026 market price.
What a jantri actually is
A floor under the tax, dated, and specific to a survey number.
A jantri, formally the Annual Statement of Rates, is the government's minimum valuation of land for the purpose of charging stamp duty. When a sale is registered, duty is charged on the higher of the price in the deed and the jantri value of that land. That is the entire legal function of the number. It sets a floor under the tax, not a ceiling or a target for the price.
This edition is headed ASR - 2011 Final and was brought into force by the Revenue Department resolution dated 18 April 2011. It was issued by the Superintendent of Stamps, Gandhinagar, Gujarat State. The book prints two figures for the same agricultural land, one per acre and one per square metre, and its own footnote states that the per square metre figure is the base rate used for calculation. Recomputing one from the other at 4,046.8564224 square metres to the acre reproduces the printed figure on 2,764 of 2,764 rows.
Three consequences follow, and every one of them is routinely ignored in Dholera price reporting. A jantri figure is not a market price. A 2011 jantri figure is not a 2026 jantri figure. What the road situation is worth in this book
Three classes, and the difference between them is the whole reason two neighbouring plots carry different floors.

- The classes are the book's own three. A single village usually carries rows in more than one of them, and the general class is not always the cheapest.
How to look up your own survey number
District, taluka as printed, village as printed, survey number. In that order.
Four things decide which line of the book applies to a piece of land, and you need all four before any figure means anything. The district, which is Ahmedabad. The taluka as the document spells it, which for the Dholera villages in this edition is Dhandhuka and not Dholera. The village, which may be spelled differently in the rate book, in the 2009 gazette and in the census, so all three spellings are carried on this site. And the survey number itself.
Then read across the row. A rate applies to the survey numbers printed on that line and to no others. Two lines for the same village routinely carry different rates because they carry different survey numbers and a different road situation. The prefix -/ in front of a survey number is the book's own shorthand, defined in its footnote as Other Survey numbers if any, and this register reproduces it rather than tidying it away.
The rate in force today is a different question from the rate this book printed in 2011. The Revenue Department publishes the current stamp duty valuation through its own portal, Garvi. This register holds no capture of that portal and no later edition of the rate book, so it prints no figure from either and describes no screen it has not seen. Confirm the current rate there or at the district Sub Registrar office before you transact, and treat every figure on this site as what it is, the 2011 floor.
