The official rate for residential land around Dholera
Once farm land is converted so a house can be built on it, it stops being priced as farm land. This page holds every line the government's non-farm rate book prints for residential land in the Dholera villages. It is a small list, and the shortness of the list is the point: in 2011 most of this region had no converted housing land at all.
The question this page answersWhat is the official rate for residential land in the Dholera villages?
The rate book prints residential rates for land already converted out of farming in 6 of the 22 Dholera villages: Ambali, Bavaliyari, Dholera, Hebatpur, Sandhida, Sangasar. They run from INR 110 to INR 603 per square metre. The other sixteen villages have no converted residential land priced in this edition at all, which is itself worth knowing before you are quoted one.
Every rate here comes from one rate book, headed ASR - 2011 Final, which has been in force since 18 April 2011. These are 2011 figures. A revision was proposed later and then held back after objections, and we hold no government document for it, so we print no figure for it. Check the rate in force today with the Gujarat Revenue Department before you sign anything, and never read a 2011 figure as a 2026 market price.

- A line applies to the survey numbers printed on it. Where the survey number column is empty the book gives none, and we leave it empty rather than infer one.
- The road zone column carries the book's own three zones. Where it is blank the book prints no zone for that line.
- This is the minimum value stamp duty is charged on. It is a tax floor set by the state, not the price a plot changes hands at, and not a valuation of anybody's land.
Why only a handful of villages appear
Conversion is a legal step, not a description of what a place looks like. Land is priced as residential in this book only where the revenue records already showed converted non-agricultural land at the time it was compiled. In 2011 that was true in a few villages near the roads and nowhere else in the region.
So if a plot in one of the other villages is being sold to you as residential, the 2011 rate book has nothing to say about it, and any residential figure quoted for that village did not come from here. What the book does price everywhere is the village core, which is a different thing again and is set out on the gamtal page.
