Land converted for a shop, an office or any other trade is priced above housing land everywhere in this rate book, and the Dholera villages are no exception. This page holds every commercial line the government non-farm rate book prints for the region, with the plot numbers each one covers.

The rate book prints commercial rates for 5 of the 22 Dholera villages, running from INR 270 to INR 550 per square metre. Commercial land is the dearest class the book prices in this region. Its middle line sits at INR 328 against INR 240 for residential land in the same villages.
Every rate here comes from one rate book, headed ASR - 2011 Final, which has been in force since 18 April 2011. These are 2011 figures. A revision was proposed later and then held back after objections, and we hold no government document for it, so we print no figure for it. Check the rate in force today with the Gujarat Revenue Department before you sign anything, and never read a 2011 figure as a 2026 market price.

- A line applies to the survey numbers printed on it. Where the survey number column is empty the book gives none, and we leave it empty rather than infer one.
- The road zone column carries the book's own three zones. Where it is blank the book prints no zone for that line.
- This is the minimum value stamp duty is charged on. It is a tax floor set by the state, not the price a plot changes hands at, and not a valuation of anybody's land.
Commercial against residential, in the same villages
The same five villages carry both a commercial and a residential rate, which makes the comparison a fair one for once: it is the same place, the same page of the same book, on the same date. Commercial land is priced above residential in every one of them.
That gap is about permitted use, not about location. A plot does not become commercial because a road is being built nearby; it becomes commercial when the revenue record says so. Before you accept a commercial rate as the basis for a price, check what the record actually permits on that survey number.
