What a normal Dholera rate looks like

The most common official land rate in the Dholera villages

When you have one number and nothing to compare it against, you cannot tell whether it is ordinary or absurd. This page puts every farm land rate in the Dholera villages into bands, so a figure somebody quotes you can be placed: common, high, or so far out that it did not come from this book at all.

The question this page answersWhat is a typical government land rate in the Dholera villages?

The single most frequently printed figure is INR 123 per square metre, which appears on 20 lines, all of them in Bhadiyad, Bhimtalav, Gorasu, Rahatalav, Sandhida. The middle line across the whole region is INR 113 per square metre. Half of all printed lines sit below that, and the full range runs from INR 26 to INR 338.

Every rate here comes from one rate book, headed ASR - 2011 Final, which has been in force since 18 April 2011. These are 2011 figures. A revision was proposed later and then held back after objections, and we hold no government document for it, so we print no figure for it. Check the rate in force today with the Gujarat Revenue Department before you sign anything, and never read a 2011 figure as a 2026 market price.

  • A line can cover one survey number or twenty, so these are counts of printed lines rather than counts of plots or of land area.
  • This is the minimum value stamp duty is charged on. It is a tax floor set by the state, not the price a plot changes hands at, and not a valuation of anybody's land.

How to use this against a number you have been given

Two checks, in this order: which band, and does your village appear in it.

Take the figure you were quoted, convert it to rupees per square metre if it came in square feet, and find the band it lands in. Then check whether the village you are buying in appears in that band at all. If it does not, one of two things is true: the quote is a market asking price rather than a jantri figure, which is perfectly normal and should be said out loud, or it came from a different document.
