There is no Dholera taluka in the 2011 rate book

The Annual Statement of Rates for Ahmedabad district, edition ASR - 2011 Final, contains no taluka called Dholera. It lists ten talukas, and Dholera taluka was constituted after the book was issued. Dholera appears inside Dhandhuka as a village, on agricultural pages 494 to 497 and on non-agricultural page 247. So no taluka level Dholera jantri exists for 2011.

Read this before you use any figure below

Every rate on this site comes from a rate book headed ASR - 2011 Final, in force from 18 April 2011. It is the legal stamp duty floor of 2011. A revision has since been proposed and then deferred after objections, and this register holds no document for it, so it prints no figure for it. Confirm the rate in force today with the Gujarat Revenue Department before you transact. Never read a 2011 figure as a 2026 market price.

  • The page ranges are the book's own. Dholera is absent from this list because the taluka did not exist when the book was issued.
  • Only Dhandhuka was read row by row into this register, because that is the taluka the Dholera villages sat in. The other nine are listed so the absence can be checked rather than taken on trust.
  • A village called Dev Dholera sits in taluka Bavla in the same book. It is a different place, it is outside the Dholera Special Investment Region, and no rate of its own appears anywhere on this site.

What the later government documents do say

The taluka is real. A 2011 taluka level rate for it is not.

Dholera taluka exists today. Three government documents in the source set use the name, and each is quoted here in full so the distinction stays visible. None of them enumerates the villages of the taluka, and none of them sets a rate.

DSIR has been planned over an extensive area of land measuring approximately 920 sqkm and encompassing 22 villages of Dholera Taluka in the Ahmedabad District.

NICDC places the 22 SIR villages in Dholera taluka. This is a statement about the SIR villages, NOT an enumeration of the taluka. It does not establish that Dholera taluka contains only those 22 villages.

DICDL Annual Report 2023-24 refers to Dholera Taluka.

That is why the canonical village list on this site carries the Dholera taluka entry with the status NOT ESTABLISHED and an empty village list. Naming a taluka in a lease template confirms the taluka. It does not create a 2011 rate for it. Last verified: 2026-08-04.

What this means for a figure you have been quoted

The correction is only useful if it changes what you ask for.

If a page, a brochure or a message quotes you a Dholera taluka jantri rate for 2011, it is not quoting this rate book, because this rate book contains no such thing. It is either quoting a later edition, quoting a different district's book, quoting a village rate and calling it a taluka rate, or inventing the number outright. Ask which document it came from and which page.

The figures that do exist for Dholera in this edition are village level, and they are printed here in full. Dholera village carries 72 agricultural rows on ASR pages 494 to 497, running from INR 129 to INR 186 per square metre, and 8 non-agricultural rows on page 247.
